Investment Philosophy

* Strategic Investments - John Stanley seeks to generate attractive risk-adjusted returns through investments in multifamily affordable and market-rate properties. John Stanley executes this strategy by combining development and investment expertise with extensive asset management and operating capabilities.

* Utilizing Debt - John Stanley uses leverage as a way to enhance investment returns and a careful assessment is employed to ensure the debt ratio is not so high that a fundamentally sound asset would be at risk during periods when leasing markets soften or capital markets become strained.

* Focus on Exit Strategies - John Stanley seeks investments with multiple exit strategies and focuses on making investments in quality, well-located assets that would appeal to a wide group of subsequent buyers. In addition, factors that reduce the value of an asset are evaluated during the due diligence period prior to acquisition to determine the effects on value.

Real Estate Funds

John Stanley has raised capital for three funds focused exclusively on the acquisition and preservation of 3,000 units of existing affordable multifamily apartment buildings. Fund III is currently targeting properties that were developed under the Low Income Housing Tax Credit, Tax Exempt Bond, or U.S. Department of Housing and Urban and Development (HUD) programs.
